Is ROI the same as annual return?

No. ROI covers the full holding period. Annualized return adjusts growth to a one-year rate.

Should I include fees?

To estimate net ROI, include purchase fees in initial cost and subtract sale fees from final proceeds. This tool does not calculate tax.
